Purchasing Checklist

So you’re buying a property? Here’s a helpful Purchasing Checklist. Provide what's listed below to our office as soon as practicable and prior to any scheduled signing appointment. Please email the documents to av@anitaverma.ca or FAX to 416-352-6158

1. Completion of the Identification Verification Form (download below); and
2. Two IDs for each person which must be:

  • Colour or black and white copies
  • Front and back of each ID
  • One of Two must have your photo and the copy must be clear
  • Signatures on IDs
  • Government Issued preferred – Passport, SIN, Driver’s License, PR Card (No health card)
  • Unexpired

 

We also require the following items from this checklist prior to closing: 

  1. Waivers for financing, inspection and [status certificate];
  2. Broker/bank representative contact information – please advise our office immediately if there is a direction from the broker for its fees‎;
  3. Lender name and address;  
  4. Home insurance – required 5 days before closing;
  5. Void cheque for account from which mortgage will be paid. (if you do not have a personal void cheque, you can obtain a PAD form from your bank and they must affix their stamp on the PAD form. The account holder(s) must match names on title);  
  6. Mortgage Instructions – required at least 10 days before closing otherwise deemed a rush closing and subject to an additional charges;
  7. Hot Water Tank Rental Agreement if applicable;
  8. Survey, if available
  9. Please advise if a/c and furnace is rental, purchase to own or lease to own
  10. Tarion Warranty [if home is less than 6 years old];
  11. Status certificate including form 15, reserve fund study, financials, current year budget and condo corporation insurance policy; [ONLY IF CONDO]
  12. Statements for debt payouts‎ if applicable – will depend on mortgage instructions;
  13.  Call to utilities to set up new account;
  14. Draft Documents review which are to be signed by the client;
  15. Signing Appointment – The appointment for signing can only be scheduled once we are in receipt of your mortgage instructions. Furthermore, we shall require you to bring the original IDs which you have already provided our office copies of. The signing appointment will take approximately one hour.
